Management and Consultant Services and some of what they do:

Meet with the Board of Directors and furnish essential documents as determined by the Board.

Act as Corporate Secretary.

Process all correspondence for the Association.

Monitor each subdivision for adherence to the covenants and restrictions, issuing warnings and similar correspondence to the offending resident, and if necessary process assignment to an attorney and participate in a lawsuit to force compliance.

Negotiate and present for approval from various contractors and sub contractors, including waterway maintenance, attorneys, pool maintenance and building maintenance, agreements to perform maintenance and care of various association property.

Maintain office hours from 9 am to 5 pm, Monday - Friday, as a normal course of operation. Receive and process calls from homeowners and dispatch same to the extent possible during the business hours.

Maintain financial records, as well as, individual home owner records in sufficient detail to keep the Board fully informed.

Collect and account for monthly dues payments from the owners.

Actively collect past due dues payments, including but not limited to assignment to an attorney or other collection agency.

Monitor the performance of the subcontractors, communicate with them as to satisfactory performance and/or the lack thereof, and if necessary cause corrective measures at the direction of the Board.

Develop for Board approval an annual budget.

Coordinate the production of the quarterly newsletter by gathering information, formulating articles, printing, and distribution of same.

Provide all landscape and lawn maintenance services in accordance with Management contract.
